When You Decide To Sell

Here’s Our Sales Promise

  • A crucial first step is to make a realistic appraisal of the value of your home. To discuss and
determine its true value, you will need the expertise of a qualified estate agent, so we will
provide you a free, no-obligation appraisal.
We will arrange an appointment to visit your home and do an inspection of your property
and discuss current demand in the market and prices.

Poppys Estates is a team of qualified real estate professionals who will work closely with you
from start to finish. They have a thorough marketing plan and extensive local real estate
knowledge. With a personal touch that sets them apart from other agencies and is
unmatched, Poppys Estates will take care of the sale of your property from instruction
through viewings and personally handle all offers as well as the sale's progression to
completion.

  • Nowadays, most buyers use online real estate portals to look for a new house such as
Zoopla and Rightmove. Considering this, the opening visual image is important and raises
curiosity. Since first impressions count, having your home professionally photographed to
    maximise its potential is essential.
  • Poppys Estates spends a lot of time and money promoting homes to potential buyers with
the main goal of getting them to schedule a viewing.
  • Any offer made on your property will be presented to you verbally in the first instance, with
a written response following within 24 hours. You’ll need to reply to that offer as soon as
you can. The entire process will be repeated if the initial offer is rejected and the buyer
    decides to increase their offer.
At this point, we will decide if it is wise to discontinue displaying your home to other
potential buyers. You will need to hire a solicitor or conveyancer to represent you in the sale
    of your house.
  • One or more surveys may be ordered on your property in connection with the legal process.
If the buyer needs a mortgage, their lender will set up a very basic survey called a valuation
to ensure that the property is worth the price being given for it. Additionally, the buyer has
the option to commission a more thorough survey that will evaluate the property’s
condition in greater depth and offer pertinent advice.

Everyone is prepared to move forward once the contract has been signed by both sides, the
deposit (often 10% of the purchase price) has been collected, and the solicitors are happy.
At this point, your completion date will typically be determined.

When the remaining funds are given to the sellers solicitors, the transaction is considered
complete.
The sellers solicitors will authorise Poppys Estates to deliver the keys to the new buyer after
they have verified receipt of money.
