If I let my property unfurnished, do I still need to supply and white goods?
Where the property is required unfurnished, landlord will still be required to supply the following items;
- Fridge Freezer
- Cooker and Oven
- Net and Heavy Curtains
- Window Restrictors
- Fire Door self closer in the kitchen only
What do I need to do when I lease my property
Simply give our leasing staff a call, and they will be happy to set up a free property valuation. We’ll meet you at the property and let you know if there are any issues that need to be resolved before you can lease the space.
How long will the process of letting my property take?
The leasing process can take up to 3 to 5 working days.
Who is responsible for the bills and council tax?
All utility bills and council tax will be transferred to the tenants by Poppys Estates. During the term of the contract, the tenant will be liable for all utility bills and Council Tax.
How do I get paid?
All payments are made by an automated payment system. Payment will usually take 1-2 working days to clear into your account.
Do you charge a monthly commission?
No, the rent that was agreed upon will be the monthly rent that you pay to Poppys Estates. We don’t charge administration fees or commissions.

Do I have to inform my mortgage company?
If your mortgage terms permit you to rent out your property, you must confirm this with your mortgage provider.
What documents will I require in order for me to lease my property?
You will require the following documents to lease your property. Please use the following landlord checklist:
- Copy of Council Tax Bill
- Copy of Land Registry
- Copy of valid Electric Certificate
- Copy of valid Gas Safety Check
- Copy of valid Energy performance certificate
- Copy of building Insurance
- X3 Full Set of Keys
